Nassau County's next wave of new condominiums is real but slow. The Bridge, 101 condos across from the Mineola LIRR station, broke ground this summer and is targeting January 2029. In Westbury, Beechwood's proposed condo-hotel, The Rosalind, still awaits a Town of Hempstead rezoning decision. Neither has posted prices. A first-time buyer who wants new now will find more in Queens, or in nearly new Nassau condos selling as resales.

Ask for a brand-new condo in Nassau and you will hear a lot about what is coming. Most of it is coming in 2027 or later, and a good share of the new buildings going up are rentals.

Here is where the for-sale pipeline stands, and what to do while it fills in.

What changed in Nassau?

Mineola. Construction started in July on The Bridge at 212-214 Third Street, directly across from the Mineola LIRR station. The plan calls for 101 condominiums: 25 one-bedrooms, 60 two-bedrooms, 15 three-bedrooms and a penthouse. Burman Real Estate is developing it with AJM Real Estate, Caiola Real Estate Group and Park It Management. Opening is targeted for January 2029. No prices have been announced.

Westbury. Beechwood has proposed The Rosalind, a four-story condo-hotel of roughly 90 units on the former TGI Friday's site at 829 Merrick Avenue. Owners could rent their units through a hotel program but would not have to. The pitch at the September hearing was aimed at empty-nesters and snowbirds, and the board reserved its decision. Nothing can be sold until the site is rezoned.

What does that mean for a first-time buyer?

The Bridge is the one to watch. A one-bedroom across from an LIRR station is exactly what first-time buyers ask for, and only 25 of the 101 homes are one-bedrooms. When a sponsor opens sales, the best-priced homes in each line usually go first. We saw it this month at Paragon in Long Island City, where the lowest-priced studio went to contract within weeks.

If you want to be early, get your financing preapproved and your budget set before the sales gallery opens, not after.

Is "nearly new" a better bet right now?

Often, yes. Marina Pointe, Beechwood's waterfront condominium by the East Rockaway LIRR station, was built in 2018 and now sells as resales. One two-bedroom, two-bath unit of 1,241 square feet listed at $649,000 in April and sold for $590,000 in July after two price cuts. Common charges were $848 a month, and the listing cited a tax abatement running to 2029.

A resale also changes the closing math. In a sponsor sale the offering plan often passes the seller's transfer tax to the buyer. In a resale, the seller normally pays it. Outside New York City there is no city transfer tax, but the state's 0.4% still applies, and New York's mansion tax starts at 1% on purchases of $1 million and up.

Who is negotiating for you?

A sponsor's sales team represents the sponsor. They will know the floor plans cold, but their job is to sell the building's homes on the sponsor's terms. A buyer's agent works for you under a written buyer-representation agreement, comparing a new launch with nearby resales and reviewing each closing cost from your side.

Many sponsors offer compensation to a buyer's broker. The amount and terms vary by building and are negotiable, so put them in writing with your agreement. Some sales offices also want your agent registered at your first visit, so bring us in before you sign up for a tour.

Are there incentives to ask about?

Not yet at The Bridge or The Rosalind, since neither is selling. When they do open, the public price list may not be the whole story. Some sponsors negotiate on closing costs, transfer taxes or upgrades for a particular home, especially later in a building's sales. Nothing is promised, but ask before you assume the posted terms are final.

What should buyers verify?

  • For a new building: who pays transfer taxes and the sponsor's attorney fee, and the projected common charges and taxes in the offering plan

  • For a nearly new resale: how long any tax abatement lasts and what taxes will be after it ends

  • Reserve funds and any planned assessments

  • Your lender's requirements for the specific condominium

  • Commute time from the nearest station at the hours you travel

Frequently asked questions

When will The Bridge in Mineola open?
The developers are targeting January 2029. Construction began in July 2026 at 212-214 Third Street, across from the Mineola LIRR station.

How much will condos at The Bridge cost?
No prices have been announced. The building will have 101 condos, including 25 one-bedrooms.

Can you buy at the Westbury condo-hotel?
Not yet. The Rosalind needs a Town of Hempstead rezoning, and the board reserved its decision after a September hearing.

Do Nassau buyers pay New York City transfer tax?
No. Only the New York State transfer tax of 0.4% applies, normally paid by the seller unless a sponsor contract shifts it to the buyer. The 1% mansion tax applies to buyers at $1 million and up.

My bottom line

Nassau's new condo supply is a 2027-and-later story, and The Bridge is the first-time-buyer project worth tracking. Until it opens, compare nearly new resales with what is selling now in Queens, and get your financing lined up so you can move fast when Mineola posts its prices.
