Short answer: For most owners moving up, the safer order is to sell first, or at least have a signed contract on your current house before you commit to the next one, unless you can comfortably carry two housing payments. A sale contingency, a bridge loan or a rent-back can each close the gap, and each one comes with a cost.
More detail. Under Fannie Mae's Selling Guide, a lender generally qualifies you using both your current housing payment and the new one. The exception is when the lender has your signed sale contract and confirmation that your buyer's financing contingency has cleared. Not every loan follows Fannie Mae's rules, so ask your lender in writing.
Here's how the three options compare: - Home sale contingency. It protects you from owning two houses, but sellers often see it as a risk to their own timeline. Your offer is stronger if your house is already listed, and stronger still if it's already in contract. - Bridge loan. It lets you use your current home's equity before that home sells. Get quotes in writing. - Rent-back. You close on your sale and stay for an agreed period. The contract should spell out the days, the charge, insurance, utilities and the escrow amount.
OneKey MLS InfoSparks figures for the 12 months ending September 2026 (pulled Oct 29, 2026) show single-family homes at a median of 25 days on market in Floral Park's 11001 ZIP and 36 days in Bellerose's 11426 ZIP. The median home sold for about 99% to 100% of its last list price. Any one house will vary.
