Suffolk County covers the eastern two-thirds of Long Island, from the Nassau line to Montauk Point and Orient Point. Phases & Spaces helps buyers moving east for more space and sellers across Suffolk’s towns, villages and hamlets who want careful, local pricing.
Suffolk is made up of ten towns: Babylon, Brookhaven, East Hampton, Huntington, Islip, Riverhead, Shelter Island, Smithtown, Southampton and Southold, along with dozens of incorporated villages and unincorporated hamlets. Each community can have its own school district, special districts and tax picture, so two homes a few miles apart may compare very differently. Housing ranges from South Shore canal homes and North Shore colonials to condos near village downtowns and seasonal homes on the East End.
Below is an overview of the communities we see most often, the types of homes you’ll find, and practical tips whether you’re buying or selling.

Detached homes make up most of Suffolk’s housing: capes, colonials, ranches, split-levels, high-ranches and farmhouse styles, often with driveways, garages and yards. Lot sizes generally grow as you move east and toward the North Shore.
Condo and townhome communities appear throughout the county, including newer apartment and condo buildings near LIRR stations and village downtowns. Common charges, or board approval and maintenance for co-ops, apply.
The South Shore has canal and bay-front homes along the Great South Bay, the North Shore has harbor and Sound-side properties, and the East End includes many second and seasonal homes. Flood zone status, flood insurance, bulkhead condition and any local rental rules are key items to review.
The Long Island Rail Road serves Suffolk on the Port Jefferson, Main Line (Ronkonkoma and Greenport), Babylon and Montauk branches, with connections to Penn Station and Grand Central Madison. Drivers use the Long Island Expressway, Northern State and Southern State Parkways, Sunrise Highway and the Sagtikos and Sunken Meadow Parkways, and Suffolk County Transit buses link many communities. Commute times depend heavily on the station and branch, so we suggest test runs.
Public schools in Suffolk are organized by individual school districts, and district boundaries often differ from town, hamlet or post office names. Confirm the district for any specific address with the district itself or the New York State Education Department. We don’t rate schools; we help you find the official information for each address.
Property taxes in Suffolk combine county, town, school district and, where applicable, village and special district levies. Each town’s assessor sets assessed values, and grievances go to the town’s Board of Assessment Review. Review the actual tax bill and any exemptions when comparing homes.
Suffolk offers Robert Moses State Park, Fire Island, Sunken Meadow State Park, Caumsett State Historic Park, the North Fork farms and wineries, and the beaches and villages of the Hamptons, along with harbors, marinas and village downtowns.
We work throughout Suffolk County, including Huntington, Smithtown, Babylon, Northport, Port Jefferson, Patchogue, Riverhead and the Hamptons, as well as the many villages and hamlets in between.
According to OneKey MLS data for the rolling 12 months through September 2026, Suffolk County homes sold at a median of 100.7% of list price with a median of 27 days on market. Conditions vary by town and property type, so we review local comparable sales for any specific home.
In Suffolk County, assessed values are set by each of the ten towns, and tax bills combine county, town, school district and, in incorporated villages, village levies, plus any special districts. Homeowners who believe an assessment is too high can file a grievance with their town’s Board of Assessment Review during the annual filing period. Always review the actual tax bill for any home you are considering.
Suffolk County is served by many separate school districts whose boundaries do not always follow town, hamlet or post office names. Confirm the district for a specific address with the district office or the New York State Education Department. We don’t rate schools; we help you find the official information for each address.
