Nassau County begins right where northeast Queens ends, and for Phases & Spaces it is a natural extension of home. From our Fresh Meadows office we regularly help buyers who are moving east for more space, and sellers in villages from Floral Park to Great Neck who want an agent who knows both sides of the county line.
Nassau is made up of three towns, Hempstead, North Hempstead and Oyster Bay, plus the cities of Glen Cove and Long Beach and dozens of incorporated villages and hamlets. Each community can have its own village government, school district and tax picture, so two homes a mile apart may compare very differently. Housing ranges from waterfront homes on the South Shore to colonials on the North Shore and co-ops and condos near downtown train stations.
For buyers, Nassau offers a mix of yards, driveways and suburban streets with LIRR access to Manhattan. For sellers, it rewards careful, block-by-block pricing. Below is an overview of the communities we see most often, the types of homes you'll find, and practical tips whether you're buying or selling.

Detached homes make up much of Nassau's housing: capes, colonials, ranches, split-levels, high-ranches and Tudors, often with driveways, garages and yards. Lot sizes generally grow as you move toward the North Shore and the eastern part of the county.
Co-op buildings are concentrated near train stations and village centers in places like Great Neck, Garden City, Mineola, Rockville Centre and Long Beach. As in Queens, co-ops involve board approval, financial requirements and monthly maintenance.
Condos and townhome communities appear throughout the county, including newer transit-oriented buildings near LIRR stations and beachfront buildings in Long Beach. Common charges and separate property taxes apply.
The South Shore has canal-front homes with bulkheads and docks in communities such as Merrick, Freeport and Massapequa, while the North Shore has harbor and Sound-side properties. Flood zone status, flood insurance and bulkhead condition are key items to review.
The Long Island Rail Road is the backbone of Nassau commuting, with the Port Washington, Main Line, Hempstead, Oyster Bay, Babylon, Long Beach, Far Rockaway, West Hempstead and Port Jefferson branches serving different parts of the county, with connections to Penn Station and Grand Central Madison. Drivers use the Long Island Expressway, Northern State and Southern State Parkways, Meadowbrook and Wantagh Parkways and the Cross Island Parkway, and NICE buses link many communities. Commute times depend heavily on the station and branch, so we suggest test runs.
Public schools in Nassau are organized by individual school districts, and district boundaries often differ from town, village or post office names. Confirm the district for any specific address with the district itself or the New York State Education Department. We don't rate schools; we help you find the official information for each address.
Property taxes in Nassau combine county, town, school district and, where applicable, village levies. The county's Department of Assessment sets assessed values, and the Assessment Review Commission handles grievances. Review the actual tax bill and any exemptions when comparing homes.
Nassau offers Jones Beach State Park, the Long Beach boardwalk, Eisenhower Park, Bethpage State Park and Planting Fields Arboretum, along with village downtowns, marinas and major shopping such as Roosevelt Field and the Americana Manhasset.
We work throughout Nassau County, including Garden City, Great Neck, Manhasset, Floral Park, Mineola, Long Beach, Rockville Centre, Merrick, Massapequa and Syosset, as well as the many villages and hamlets in between.
According to OneKey MLS data for the rolling 12 months through September 2026, Nassau County homes sold at a median of 100.0% of list price with a median of 27 days on market. Conditions vary by town and property type, so we review local comparable sales for any specific home.
Nassau County sets assessed values through its Department of Assessment, and tax bills combine county, town, school district and, in incorporated villages, village levies. Homeowners who believe an assessment is too high can file a grievance with the Assessment Review Commission during the annual filing period. Always review the actual tax bill for any home you are considering.
Nassau County is served by many separate school districts whose boundaries do not always follow town or post office names. Confirm the district for a specific address with the district office or the New York State Education Department. We don't rate schools; we help you find the official information for each address.
