At a Glance

Three new condominiums near the 7 train in downtown Flushing are selling to the same buyer: someone looking for a first one-bedroom. As of October 25, every sponsor listing at Eastone Plaza shows in contract. Northern Center's least expensive one-bedroom is $680,325 for 537 square feet. The La Vita one-bedrooms we checked start at $790,500 for 565 square feet. Monthly common charges and taxes run roughly $730 to $860 on the open units.

Downtown Flushing's newest condos are built for first-time buyers: small units, doormen, gyms and a short walk to the 7.

The catch is that small units are where the price per foot runs highest. PropertyShark data reported by QNS in September put Queens condos under 500 square feet at $1,075 a square foot, against $305 for homes over 2,500. All three of these buildings are above that small-unit figure.

What changed this month?

Northern Center picked up contracts. On October 8 it showed 10 listings with three in contract. On October 25 it showed 12 listings with five in contract, including a 576-square-foot one-bedroom on the 17th floor listed at $800,500. Its open one-bedroom prices have not moved since a 3% increase in July.

Eastone Plaza, a 175-unit, seven-story building finished in 2025, shows all ten sponsor listings in contract. The only unit not spoken for is a resale studio at $538,020. Its 500-square-foot one-bedroom at $633,180, the lowest in this group, went into contract in January.

La Vita, 150 units in 19 stories, has been selling since September 2025 and still lists 35 homes. A 603-square-foot one-bedroom at $973,800 is in contract.

What does it cost to close?

In a New York City resale, the seller pays the city and state transfer taxes. In a sponsor sale, the offering plan often hands them to the buyer: 1.425% to the city above $500,000 and 0.4% to the state. On Northern Center's $680,325 one-bedroom that is about $12,420. On La Vita's $790,500 one-bedroom it is about $14,430. Neither crosses the $1 million line where New York's mansion tax begins.

Monthly costs differ more than the prices suggest. La Vita's one-bedroom costs $110,000 more than Northern Center's but carries about $120 less a month in common charges and taxes.

Who is negotiating for you?

Each of these buildings has its own sales team, and each team works for its sponsor. None of them will tell you the building down the block is the better buy. A buyer's agent works for you under a written buyer-representation agreement and can put all three side by side.

Many sponsors offer compensation to a buyer's broker. The amount and terms vary by building and are negotiable, so get them in writing with your agreement. Some sales offices want your agent named at the first visit, so call before you tour.

Is there room to negotiate?

A building selling for more than a year with dozens of homes still listed is a different negotiation from a fresh launch. Sponsors usually defend posted prices but may move on terms, such as paying part of the transfer taxes or crediting closing costs on a particular unit. Nothing like that is advertised here or promised. Ask what is available on the exact unit before assuming the posted terms are final.

Which one fits a first-time buyer?

If the budget tops out near $700,000, Northern Center is the one with an open one-bedroom under that line, at $680,325. Expect a compact 537 square feet and about $855 a month before the mortgage.

If you want a little more room and a lower monthly carry, La Vita's one-bedrooms start higher but cost less to hold each month. With 35 homes listed, it is also the building with the most to choose from.

At Eastone Plaza, every listed sponsor unit is in contract. Watch for resales there instead.

What should buyers verify?

  • Final common charges and taxes in each offering plan, and whether any abatement applies

  • Who pays the transfer taxes and the sponsor's attorney fee

  • Any working-capital contribution due at closing

  • Parking: whether a space is included, sold or rented separately

Frequently asked questions

What is the cheapest new one-bedroom condo in Flushing?
Of the three buildings checked on October 25, 2026, the lowest-priced available one-bedroom is at Northern Center, 138-18 Northern Boulevard: $680,325 for 537 square feet.

Is Eastone Plaza sold out?
All ten sponsor listings show in contract on StreetEasy. One resale studio is listed at $538,020.

How much are one-bedrooms at La Vita?
The one-bedrooms we checked start at $790,500 for 565 square feet, and listed one-bedrooms run up to $945,500. The building lists 35 homes in all.

Why do small condos cost more per square foot?
Kitchens, baths and building amenities cost about the same whether a unit is 500 or 1,500 square feet, so smaller homes carry more of that cost per foot. PropertyShark put Queens condos under 500 square feet at $1,075 a square foot.

My bottom line

Among these three buildings, the new one-bedroom under $700,000 is down to one unit at Northern Center. If that is your number, Northern Center is where to look, and soon. If you can stretch, La Vita trades a higher price for a lower monthly bill and more choice. Either way, compare the full cost, not just the sticker.
