At a Glance

Kensington Manor, a 76-unit condominium at 428 East 9th Street in Kensington, Brooklyn, opened sales in July 2024 and says it is over 85% sold. As of November 4, five sponsor homes are listed. The only one-bedroom is a 545-square-foot unit with a balcony at $530,000, after two price cuts since July. That works out to about $972 a square foot, the lowest we have found in new construction this fall. Common charges and taxes run about $888 a month.

We have spent the last few weeks hunting for a new one-bedroom under $1 million. This one comes in at about half that, in a neighborhood just south of Prospect Park.

The building is eight stories, finished in 2025, with a doorman, gym, roof deck, children's playroom and in-unit laundry. Sales are handled by The Danielov Team at Corcoran.

What changed at Kensington Manor?

The last one-bedroom got cheaper. Unit 208 was listed in August 2025 at $540,000, went up to $550,000 in January, then came down to $540,000 in July and to $530,000 on September 29. Another one-bedroom, listed at $550,000, left the market the same day.

The rest of what is left is two-bedrooms, listed from $840,000 to $880,000. The largest with a listed size is 898 square feet at $880,000.

How does $530,000 compare?

On a per-foot basis, Kensington Manor's one-bedroom is well below the other new buildings we have covered this fall. Northern Center's least expensive one-bedroom in Flushing works out to about $1,267 a square foot. Paragon's least expensive studio in Long Island City is about $1,826. Kensington's is about $972.

The monthly costs are where to look closely. StreetEasy shows $326 in common charges and $562 in taxes for Unit 208, about $888 a month before the mortgage. The taxes are the bigger number, and the listing shows no information on a tax abatement.

Why did some units close above asking?

The building's sales history is worth reading before you make an offer. Several one-bedrooms recorded closing prices well above their original list price. One listed at $580,000 in 2024 recorded a $630,000 closing in 2025. Others closed near or below asking. Ask the sales team what the recorded price on comparable units included, whether parking, storage or upgrades, so you compare like with like.

What does it cost to close?

In a New York City sponsor sale, the offering plan often shifts the seller's transfer taxes to the buyer: 1.425% to the city above $500,000 and 0.4% to the state. On $530,000 that is about $9,670. The price is well under the $1 million line where the mansion tax begins.

Who is negotiating for you?

The sales team represents the sponsor. They know the building, but their job is to sell its remaining units on the sponsor's terms. A buyer's agent works for you under a written buyer-representation agreement and can check this building's closing history and costs from your side.

Many sponsors offer compensation to a buyer's broker. The amount and terms vary and are negotiable, so get them in writing with your agreement. Showings here are by appointment, so bring your agent in before you book one.

Is there room to negotiate?

A building that is over 85% sold, with its last one-bedroom on the market for more than a year and two price cuts behind it, is a sponsor with a reason to talk. Beyond price, ask whether it will cover part of the transfer taxes or its own attorney fee. Nothing is promised, but the timing favors asking.

Who is this building a fit for?

It suits a first-time buyer who wants new construction under $600,000 and can live with a quieter neighborhood and a longer ride to Manhattan. StreetEasy puts the B and Q at Cortelyou Road about four-tenths of a mile away and the F at Ditmas Avenue a little farther. At 545 square feet, the one-bedroom is compact, but it has a private balcony.

My bottom line

This is the lowest price per foot we have found in new construction this fall, and it is the last one-bedroom in the building. With two price cuts and a sponsor near the finish line, it is worth a serious look, as long as you check the tax bill and the closing math first.
